• Property is being sold with a reserve and subject to seller confirmation. Seller must approve your auction bid before the sale can be finalized. 
• The auction purchase contract for this property contains No financing contingincy. Accepted form of payment is cash only. Hard money loans and lines of credit will not be accepted. See auction purchase and sale agreement for details. 
• Buyer will be charged 10% or $2,500 (whichever is greater) as a Buyer's Premium for this property. The Buyer’s Premium is calculated on the successful high bid and added to the purchase price of the property and paid at closing. 
• If you are the Winning Bidder, an Earnest Money Deposit of 20% of the Total Purchase Price or $5,000 (whichever is greater) is required upon acceptance and approval of your bid. Proof of funds is required before bidding.
• If the property is reported to be occupied the buyer is responsible for obtaining possession after closing. 
• Buyer must close no later than 30 days after buyer receives a fully executed purchase contract, “Time is of essence.”
• Any liens, delinquent taxes and assessments shall be paid in accordance with the applicable auction purchase and sale agreement.
